The owners of some of Dublin's high-end homes have access to the nation's top tier of designers and architects.
They, in turn, have preferred specialists they like to work with, talent they know will deliver to brief, on budget and to deadline.
Here are six homes showcasing their talents:
Clean lines served up in the kitchen
Dunroe, 25 Lower Albert Road, Sandycove, is a striking Edwardian red brick that marries timeless elegance with contemporary sophistication throughout.
The property was the winner of the Institute of Designers Residential Awards in 2009, when it was reimagined by interior architect Maria MacVeigh of MMV Design and Architecture and masterfully built by David Coyne of Oikos.
It has been recently sale-agreed by agent Vincent Finnegan.
The kitchen has stood the test of time and functions as separate pieces of furniture, each mapped out within a space to match the glazing.
It looks simple to execute, but it is anything but.
A terrazzo welcome in the entrance hall
The terrazzo floor of the entrance hall of number 9 Winton Road, Ranelagh, makes a statement. It’s terracotta colouring border of black bands, it follows the curve of the curtail step.
It’s a classic look that also suits the Irish weather, for it is durable and won’t show the dirt, especially welcome in winter, when people arrive in from the winter rain.
Listed for sale through agents Sherry FitzGerald, seeking €2.975 million, the four-bedroom, three-bathroom, two-storey over garden level period redbrick extends to 310 square metres.

Warm oak Scandi dining banquette
The new four-bedroom, three-storey homes at Merrion Gardens in Dublin 4’s embassy belt are A-rated, and six of the eight properties have lift access to all floors.
With prices starting from €2.5 million through Sherry Fitz New Homes, it is the scandic look of the oak banquette and dining table, designed by O’Gorman Joinery, that merits attention.
The oak has been finished using a Rubio wax oil to bring out all its warmth, explains its MD, Stephen O’Gorman.
The firm is favoured by top-tier designers such as Roisin Lafferty and Karina Heaslip Design.
Cabinets of curiosity in the drawing room
Number 6 Palmserston Park, a four-bedroom, five-bathroom, Ber exempt two-storey over basement property measuring 312 square metres and seeking €3.7 million through Sherry Fitz, features a Noel Dempsey-designed kitchen and much bespoke cabinetry.

The free-standing cabinets, standing on either side of the fireplace here, one a drinks cabinet, have been designed by Zelouf and Bell.
They are similar but different, preventing the room from looking too matchy, matchy.

At Athassel, 35 Silchester Road, a four-bedroom, five-bathroom C1 Ber-rated period property, seeking €3.65 million through agents Sherry FitzGerald, it is the high-end Bulthaup kitchen that has ideas worth adapting.
With stainless steel countertops and a feature island, it is the mobile unit housed in the utility that is home to countertop appliances that can be wheeled into the main area when needed, that offers an ingenious solution to clutter on view in the main kitchen.
