Victorian on SoCoDo’s Gold Coast designed for family and entertainment

Within easy reach of the 40-Foot and Glasthule village around the corner, this prime SoCoDo residence was designed with family life and entertainment in mind.

Anchoring one end of South County Dublin’s Gold Coast, which runs from Sandycove to Dalkey, Seaview is a Victorian home modernised for the 21st century, offering plenty of space, light and some spectacular sea views.

When Seaview was first upgraded and terraces front and back, the residences were the talk of the town.

The design by the late developer Robin Power and his wife Michelle Kavanagh was most definitely ahead of the curve.

Address: Seaview, 3 St Alban's, Newtownsmith, Sandycove, Co. Dublin, A96 AD62

Asking price: €3,450,000 (€9,274 per m²)

Agent: Sherry FitzGerald Dun Laoghaire

It was a smart move. Being able to gaze out at the uninterrupted sea views from all three floors, from Sandycove harbour north to Dun Laoghaire Harbour, is rare enough, but to also be able to step out into the elements, feel the sea breeze and the salt on your skin, from the comfort of your own home is rarer still.

Add the people-watching layer, you can, from the balcony off the front bedroom on the top floor, survey the yogis laying down their mats on a weekend morning, the dog walkers, the regulars and the fishermen.

You’re so close to Teddy’s OG, the original store and its classic soft serve cones, offering 99 heaven is at the end of the street.

You could probably ring the shop and order a selection for dessert and be there in time to pick them all up and return to the back garden without any confections melting.

St Alban's is just around the corner from Glasthule village, a short walk to the Dart at Sandycove.

The works were done around 2007. Some 20 years later, and many high-end period homes offer similar interventions.

Seaview is the most southerly of the terrace of three houses and the largest.

Extending to 372 square metres across three floors, the four-bedroom, five-bathroom property has generous proportions and good ceiling heights, over 3.3 metres at hall level.
