Two-bed end-of-terrace in Dublin’s ‘digital district’ for €595,000

A renovated end-of-terrace in a small cul-de-sac in Dublin’s ‘digital district’ between Pearse Street and Grand Canal Dock, with a converted attic and a south-facing courtyard.

Houses with their own front doors are not that common in the streets around Grand Canal Dock, consisting almost entirely of late 19-th and early 20th-century working-class housing.

Most stock built in the past 25 years has been apartments.

The older cottages and terraces tucked in behind the main roads tend to come up for sale only occasionally.

Number 1 Stewart Villas on Carlingford Parade, a cul-de-sac off Macken Street, is on the market with an asking price of €595,000.

Given its classic Dublin two-up-two down configuration, No 1 is bigger than you might expect, with roughly 95sq of living accommodation available thanks to an attic conversion.

It has a C energy rating, which won’t get you into the top stream at ecology school, but is not bad for a house of this age.

The front door opens into a hallway, off of which is an open-plan living and dining area, where the owners have installed a walnut bookshelf and a TV shelf with storage underneath.

The dining area is at the front of the house and is separate but open.

It is actually a converted bedroom where the partition wall was knocked and the door to the hallway is still intact, which would facilitate a reversal of the open-plan at some point if new owners chose to do that.

To the rear is the kitchen which has a hardwood floor.

The boiler was put in less than a year ago, according the agent.

Double doors meanwhile open out from the kitchen to a paved, south-facing courtyard.

Upstairs are two bedrooms and a bathroom.

The bedrooms have built-in storage. Above them, the attic room has two rooflights and is currently configured as a home office. Disc parking is in operation.

It is all well-presented and decorated to show presumably it suitability for a young professional family.

Pre-refurb and as a three-bed, No1 was sold in April of 2019 for a couple of grand over the €500,000 mark.

The continued growth in the tech industry locally appears to have pushed demand for accommodation where low-density housing such as this is becoming an increasing rarity.

Nearby 13 Carlingford Parade, a two-bed of just 75sq m, sold for €577,000 in November 2025 after being listed at €525,000.

The appeal of the address is practical and fairly obvious.

It is a short walk to the offices of Dublin’s tech giants at Grand Canal Dock while Dart stations there and at Pearse Street railway station are both within walking distance.

The city’s St Stephen’s Green, Trinity College and the IFSC are all walkable too.

For most of the 20th century this was a working class area largely populated by dockers and related trades.

Macken Street has a place in the history of revolutionary Ireland too.

Éamon de Valera’s 3rd Battalion occupied Boland’s Mill, a few minutes’ walk away on the canal basin, and serving under him was Peter Paul Macken, a house painter, trade unionist and Dublin councillor.

Macken was shot dead by a fellow Volunteer he was trying to calm, on what was then Great Clarence Street. Dublin Corporation renamed the street after him 1920.

DNG is open to offers of around €595,000.
