A family home in The Tenters, walking distance from the city centre

Smart storage, plenty of bathrooms and rooms for every family member in a B-rated three-bed home in The Tenters.

The Tenters is a very old part of Dublin that dates back to the 17th-century Huguenot linen weaving industry.

It was the drying of the fabric on stretchers called tenters, on what was then fields, that gave the area its nickname.

These days, the Dublin 8 area, just off Clanbrassil Street, runs north to The Coombe and is prized for its proximity to the city centre.

The Tenters

Address: 2 Gilbert Road, Dublin 8, South Circular Road, Dublin 8, D08W9T3

Asking price: €775,000

Agent: Felicity Fox

2 Gilbert Road 3

These days it’s a livelier spot with student accommodation, hotels, cafes and even a distillery to draw in visitors, but it’s mainly a residential community with lots of schools within walking distance.

Hugely popular, one of its drawbacks is the size of the properties in its housing stock.

Many families outgrow them.

2 Gilbert Road 5

Measuring 126 square metres and with a B3 Ber-rating, number 2 Gilbert Road has been futureproofed in terms of size and energy efficiencies.

The end-terrace house has been extended and upgraded.

The double-fronted residence now boasts three bedrooms, all of which have access to an ensuite bathroom.

2 Gilbert Road 8

Out front, there is off-street parking for one car with bike storage in the garage to the left.

The house opens into a warm oak parquet-floored hall that opens into the broken plan living space.

To the front is a small sitting room, used by the current owners as a playroom for their preschool children.

2 Gilbert Road 6

Parents will love the fact that you can close the pocket sliding doors and grab a moment’s peace.

You can also shut away any toys that haven’t yet been tidied up.

2 Gilbert Road 9

The main space is warm, inviting and light filled.

The living area features royal blue seating that is usually set around the room’s solid fuel burning stove.

There is shelving set into the alcoves on either side.

2 Gilbert Road 10

A vertical quarter wall divides the dining and lounge area with large, glazed doors that slide open and into the east-facing back garden.

The garden is small – city-sized and low maintenance.

2 Gilbert Road 2

The white gloss kitchen, island and breakfast areas all enjoy morning light.

Off the kitchen is a large utility room over 10 square metres in size that frees the living spaces of laundry and other clutter.

There is also a guest w.c. in this part of the footprint.

2 Gilbert Road 13

Upstairs the principal bedroom, the one with the marigold yellow velvet bedspread has a walk-through wardrobe and access to the family bathroom thanks to its jack and jill design.

You can also access the family bathroom from the landing.

2 Gilbert Road 12

The other two double bedrooms have ensuite bathrooms.

Well laid out with lots of spaces for sofas within the broken plan layout this home is in turnkey condition.

2 Gilbert Road 11

The family is moving back west. Agents Felicity Fox is seeking €775,000 for the three-bedroom, three bathroom, plus guest w.c home, which last sold in November 2020 for €676,000, according to the property price register.
