Dublin 8

Address: 5 McDowell Avenue, Ceannt Fort, Kilmainham, Dublin 8, D08 A3NE

Asking price: €495,000

5 McDowell Avenue 5

Originally named McCaffrey's Estate, it was constructed by Dublin Corporation between 1817 and 1922 and renamed Ceannt Fort in honour of Éamonn Ceannt, one of the leaders of the 1916 Rising.

He was stationed at the South Dublin Union, which included this part of Dublin 8 and was executed at Kilmainham Jail.

5 McDowell Avenue 7

These houses may err on the small side.

Still, they’re very desirable and within a short distance of Kilmainham village, IMMA and its grounds, and the Irish National War Memorial Gardens at Islandbridge.

McDowell Avenue is at the entrance to the estate on the left-hand side.

Its gardens abound James Street Hospital Campus, where the red line Luas stop is a five-minute walk away.

5 McDowell Avenue 8

Positioned on a west-east axis, number 5 is a well-presented two-bedroom, one bathroom property that extends to 67 square metres.

It has a railed front garden with hedging lending it privacy.

It's enclosed enough to be a suntrap in summer. A paved pedestrian path leads up to the front door, where an overhead porch offers shelter from the rain.

5 McDowell Avenue 10

This house opens into a small entrance hall and leads through to the sitting room, where you will get evening sun.

This is a good square room with an open fire in a cast-iron surround.

Open shelving in the alcoves on either side of the fireplace and the fact that there is space to position two sofas opposite each other in an ordered fashion help lend it a good sense of balance.

5 McDowell Avenue 14

The eat-in kitchen is at the back and overlooks the small garden.

It has an exposed brick feature wall, showing the lovely original material used to construct the development.

There is space here for a table for four, and a dresser, along with shaker-style cabinets painted a minky grey.

5 McDowell Avenue 16

The property’s only bathroom is at this level and at the back of the house.

The contemporary fit-out includes a large shower stall.

The back garden is petite but perfect to catch morning rays.

There is also a steel shed here, ideal for additional storage.

5 McDowell Avenue 12

Upstairs, there are two double bedrooms with timber flooring and include original cast-iron fireplaces.

Agents Owen Reilly is seeking €495,000 for the D1 BER-rated property. There is on-street resident's disc parking.
