Property prices in Dublin rose 4.6% while prices outside the capital increased 6.4% compared with last June.

In Dublin, house prices rose by 3.9%, and apartment prices were up 7%, while in the rest of the country, house prices increased 6% and apartment prices jumped 10.2%.

In the capital, house price growth was quickest in Dún Laoghaire-Rathdown at 4.8%, and outside of Dublin, it was most accelerated in the border region (Cavan, Donegal, Leitrim, Monaghan, and Sligo) at 10.5%.

Conversely, growth was slowest in Dublin in Fingal (3.2%) and in the rest of the country in the south-west (Cork and Kerry) at 3.7%.

The median price of homes purchased during the period was €396,000, rising to €682,334 in the most expensive area of the country, Dún Laoghaire-Rathdown.

The lowest median price was measured in Longford (€198,000). The most expensive Eircode was A94 (Blackrock) at €851,750, while the least expensive was F45 (Castlerea) at €157,000.

During the month of June, there were 4,058 home purchases worth €1.82bn filed with the Revenue Commissioners, an increase of 0.7% in volume terms.

Of those purchases, 2,973 were for second-hand homes with a value of €1.31bn, and 1,085 new dwellings with a value of €516.1m.

Trevor Grant, chair of Irish Mortgage Advisors, credited the uplift in housing completions at the start of the year for easing pressure on house prices.

In Dublin, house prices rose by 3.9%, and apartment prices were up 7%, while in the rest of the country, house prices increased 6% and apartment prices jumped 10.2%.

"There's a direct line between how many homes get built and what buyers end up paying for them, and until that changes, affordability continues to be a real stumbling block, if not a barrier for the people trying to get on the ladder," he continued.

"That imbalance is playing out differently depending on where you are in the country. The split between Dublin and the rest of the country continues. Some Border and Midlands counties are seeing the largest growth in house prices."
