An architect-designed two-bedroom long house on Long Lane, D8

For Sale

Architectural practice Studio Duffy shows how to squeeze every square metre of space from a redbrick cottage on Portobello's Long Lane, in D8.

Long Lane, a narrow road in Dublin 8, that connects Heytesbury Street to New Street South.

It is home to redbrick cottages, one of which was just less than two metres wide.

Number 19 acquired the nickname of being the skinniest house in Ireland when it came to market in 2019 and again in 2022.

Seven doors down is number 26, a two-bedroom, one-bathroom, single-storey house whose plot size has been optimised by architecture practice Studio Duffy.

Address: 26 Long Lane, Portobello, Dublin 8, D08 F5K0

Asking price: €725,000

Originally measuring 65 square metres, its red-brick facade is the only original feature that remains of the now 89 sq m house.

The rest of the BER-pending property has effectively been rebuilt from the ground up.

Measuring 4.5 metres wide, it is now a well-balanced home that makes use of an internal courtyard to bring light into its centre.

Now, when you open the front door, you have an uninterrupted view through the house, past the accommodation, all the way to the back garden.

front bed

The home features striking herringbone flooring underfoot throughout, with the first of its two double bedrooms at the front.

The second is set behind it and overlooks the internal courtyard that features an olive tree.

This is the principal bedroom and includes a small walk-in wardrobe.

bedroom to rear 2

The property's only bathroom is to its rear.

It has coffered lighting and a roof light to bring in natural daylight.

The open plan living area at the back is this home's real selling point.

Combining sleek modernity and functionality, the contemporary kitchen has grey high gloss cabinetry with a rooflight providing illumination from above.

The living area at the back of the house has a wall of glazing that leads out into the garden.

long lane 3

Laid out mostly in lawn, it is a good size for a city garden.

The property backs onto the Iveagh Trust buildings on Kevin Street, and you can see the Dutch gables of its five-story redbrick buildings from here.

The complex includes a secret green called the Cabbage Garden, which can be accessed via a side street off Long Lane.

patio and garden

As for location, Long Lane is in one of Dublin's 8's most sought-after neighbourhoods.

It is also close to the Camden Quarter, which is the capital's live music, bar and nightclub hub.

St Kevin's Park is also a five-minute walk away, with St Stephen's Green less than a 10-minute amble, where you can catch the green line Luas.

Agents McGurk Beggan is seeking €725,000 for the property, which, pre-renovation, sold for €425,000 in 2016, according to the property price register.
