Lad Lane is one of Dublin’s secret streets. Sequestered off Baggot Street Lower, it was once a horse-drawn thoroughfare, servicing the Georgian townhouses of Fitzwilliam Square and Fitzwilliam Street Upper and latterly a dawn chorus shortcut used by revellers leaving the Leeson Street Lower basement boites.

It’s got charm aplenty. From the Leeson Street Bridge end, it comprises coach houses, some now residential mews, others are design houses or offices on the north side of the street, with some vestiges of the original service entrances still visible. On its southern side, the construction is much more contemporary.

A brick coach arch frames the vista from the Baggot Street Lower side, a view sketched by artist Jack Butler Yeats in 1901. Through it, you can see the ashlar granite exterior of the former Dublin Metropolitan Police Barracks and beyond it a contemporary block of just 25 apartments and penthouses where apartment number 11, on the second floor, has come to market.

The two-bedroom, two-bathroom apartment is A3 Ber-rated, extends to 87 square metres and boasts high acoustic performance floors. Developed by Oakmount with architecture by ODDA Architects, a firm that has created some stellar contemporary residences, this is an abode for the modern minimalist.

The layout has the accommodation to the right, where both bedrooms open out to a terrace.
To the left is a large rectangular-shaped living, kitchen, dining room that leads out to a balcony.

The kitchen cum livinging room's dark and moody monochrome look is warmed by pale timber flooring in a herringbone pattern, which is warmed by the zoned underfloor heating system. The German Allmilmo kitchen has espresso-coloured oak doors withArabescato marble worktops and full-height splashbacks. A hot water tap declutters the worktops of everyday appliances, and there is an integrated bin system. The island is similarly appointed. It is sleek, minimal and manly.

This space opens out to a balcony that features strip lighting and a floating table with a bioethanol fire insert.
The adjoining utility room is also fitted with dark units and counters and plumbed for a washing machine and dryer.

The bedrooms have sleek fitted wardrobes by Italian outfitter Zalf. The principal is ensuite.
The property has an individual heat pump, and there is lift access to all floors, including the communal roof terrace, and car park, where there is a private storage unit and secure bicycle parking.

The location is within walking distance of all of the city centre's bars, restaurants and clubs.
