With a small child in the house, they laid an antique Persian rug down on the herringbone laminate floor.

They needed one that was wipeable, so plumped for a style from Newry-based Kukoon Rugs.

Secreted off the lounge is a utility room and a downstairs guest w.c.

Double doors lead through to the eat-in kitchen, which features grey gloss units and opens out to the south-facing back garden.

Using reclaimed brick from Mac’s Salvage in Islandbridge, the couple built raised beds, adding timber surrounds.

There is pedestrian rear access to a gated lane.
