Seaside spots in Monkstown, Co Dublin or Schull, Co Cork

For Sale

A duplex with coastal views from its terrace or a mid-century apartment within a 10-minute walk of a storied seaside spot?

Coastal addresses continue to beguile buyers with sea views, adding up to 32 per cent to the value of a home, depending on the degree of view.

While open to interpretation, it is interesting that as far back as 2018, a report by Daft.ie found that a full sea view adds €11,000 to a property’s value on average, while proximity to a beach is also seen as a benefit from a price point of view.

Living within a kilometre of a blue-flag beach can boost a property’s price by €6,000, the study suggested.

Here are two well within that distance. One has sea views.

The other is within walking distance of the sea.

Live in the heart of the action in West Cork’s Schull, on the Mizen peninsula, in a duplex that is bigger than many semi-ds.

This three-bedroom duplex apartment has been completely modernised.

Works to the now D1 Ber-rated residence include rewiring, replumbing, new sash windows, and restored original shutters.

The entire building has been dry-lined, and the back has been wrapped, its owners, Nico Ronske and Holly Anderson, explain.

They have run Nico's restaurant and garden space at street level and recently closed it, hoping to lease it to a new chef.

The married couple also extended the space so that the duplex now measures about 119 square metres.

It comprises an open-plan living room cum kitchen on the first floor with a wood-burning stove and back boiler.

Also at this level is a large terrace of about 27 square metres that faces south and frames the sea views, which include Schull harbour and Cape Clear Island – on a clear day that is.

The three bedrooms are on the second floor.

The principal is to the rear and enjoys the same coastal vista. It has a high-spec ensuite shower room and dressing area.

The family bathroom is equally well-appointed and also at this level.

There is a floor-insulated attic, which is currently used for storage.

The turn-key condition home is seeking €450,000 through agents Hodnett Forde.

There are swimming spots in the village coves that are about a five-minute walk away.

Address: 23 Grosvenor House, Monkstown, Co Dublin A94RR98

Set on the second floor of a three-storey building, this two-bedroom, one-bathroom apartment is within a low-rise mid-century modern development surrounded by green space and one street in from the sea.

The gated residence has pedestrian access towards Monkstown village and benefits from having a separate eat-in kitchen, complete with basket-weave parquet floor, and a living room.

The D2 Ber-rated home extends to 68 square metres and comes with a parking space and use of the grounds.

The location is first class. Monkstown village is a short stroll away, where locals frequent Avoca’s Salt Café as it is their canteen.

There are shops and many cafes from which to people watch. Seapoint Park will take you to its storied swim spots and to the Dart station at Salthill, Monkstown.

Lower George’s Street, Dun Laoghaire, is also on the doorstep.
