The most expensive homes sold in Ireland in 2025

Ireland’s most expensive homes range from €4.95 million to almost €10 million.

Sandycove, Lansdown Place, Temple Road, Brighton Road and two Ailesbury Road listings make The Irish Times Top 10 sales list for 2025.

One property in Dundrum made €1.3  million over its asking price. Another was used as a film location for a movie starring Pierce Brosnan.

There are several coastal hotspots listed.

1.Sold: €9.75 million in January

Asking: €10 million

Address: Seagrange, Sandycove Avenue East, Sandycove, Co. Dublin

With a prow walk along the shore at one of Dublin’s most storied bathing spots, this five-bedroom villa-style home almost made its €10 million asking price.

Brought to market in Sept 2024, the 594sq metre detached five-bedroom home sits on three-quarters of an acre with gardens running down to the sea.

Built in 1840, the period property had been refurbished and modernised since it was last purchased in 2004.

Darty’s Temple Road regularly makes this list.

This elegant detached six-bedroom Victorian came to market in October 2024.

Extending to 505 square metres, its beautiful landscaped back garden was sizeable, extending to over 0.7 of an acre.

In 2004, the property sold for €10 million, one of the highest sums in the State paid that year.

Its neighbour, Lonsdale at number 21 Temple Road, made The Irish Times 2024 list, selling for €7.5 million.

Joining Roy Keane and Rod Stuart as elite residents of Lansdowne Place, Dublin 4’s swishiest apartment development, are the new owners of the penthouse apartment at 27 The Nicholson at Lansdowne Place, which broke the record earlier this year for the highest-ever sum achieved for an apartment in the State.

Extending to 744 square metres of space, it included over 350 square metres of terraces and a roof pod.

The price on the register excludes VAT at 13.5 per cent.

Previously, the priciest penthouse in Ireland was held by another penthouse at Lansdowne Place, 24 The Burbidge, which sold for €6,999,999 in September 2023.

4. Sold: €7.1 million in June

Address: St Catherine’s, 87 Ailesbury Road, Ballsbridge, Dublin 4

Set on one of the most desirable streets in the city, St Catherine’s, 87 Ailesbury Road was formerly owned by Chris Comerford, the late Greencore chief executive.

The period redbrick is on the sunny side of the embassy belt street and extends to 448 square metres over three levels.

5.Sold: €5.75 million in June

Asking: €6.95 million

A contemporary seven-bedroom, eight-bathroom detached property designed to fit into the hillside and frame views of Dublin Bay from every window.

With sedum roofs and sheltering overhangs, on a clear day, you can see Wales.

It was the location for the 2016 Hollywood movie I.T. starring Pierce Brosnan.

Designed by architect Ross Cahill O'Brien, who created many of the 1990s and Noughties hotspots from Café en Seine to the Kitchen nightclub, Tosca restaurant and superpub Zanzibar.

6. Sold: €5.525m including up to an acre of land in June

Address: Gortanore, Brighton Road, Foxrock, Dublin 18

This Brighton Road property was purchased by luxury homes developer Jamie Moran, whose recent developments include the singularly unique O House.

The former Apprentice Ireland contestant’s company submitted a planning application last month in which it set out its plans to demolish the existing property and build 30 apartments on the site.

7. Sold: €5.312 million in September

Asking: €3.95 million

Kindrum, Kilmacud Road Upper, Dundrum, Dublin 14

The Dundrum home featured a swimming pool and a cinema room, a wine cellar and a yoga studio across its 797 square metres.

Set over three floors, the five-bedroom property sold for more than €1.3 million over its asking price.

A handsome Victorian redbrick that had been in the same family for 40 years and extended to 435 square feet.

This detached, six-bedroom Edwardian extends to 337 square metres, has handsome proportions and large gardens front and back.

10. Sold: €4.75 million in June

Asking: €4.95 million

Address: 21 Greenfield Park, Donnybrook, Dublin 4

The large detached Hamptons-style property with five bedrooms, designed by London-based architect Georgina Hutton, originally came to market in September 2024 seeking €5.25 million.
