Boutique Rathmichael development offers pristine new property or a storied house

For Sale

Expansive period proportions or a pristine new property? You can choose either at The Glebe, a boutique development in Rathmichael, Dublin 18.

Small boutique schemes within the grounds of large period properties continue to charm buyers, for these locations offer mature grounds and trees that help create an established feel.

In Rathmichael, Dublin 18, The Glebe is a small scheme within the grounds of the Old Glebe House.

It offers detached homes, a new build option, or the purchase of the original period property, if you have approximately €1.65 million to spend.

Set on a private and secluded 1.3-acre woodland site off Brides Glen Road, designed by CK OMS and constructed by Cluna Developments, the scheme featured four homes, the period house, two modernist-style new build properties, and the original coach house, which was extended and upgraded.

The coach house and one of the two new builds are now sale agreed by agents Derek Byrne Property Consultants.

On sale is a large, new four-bedroom house with an A2 Ber-rating.

Extending to 191 square metres, the four-bedroom, four-bathroom house has a large and light-filled entrance hall with a statement staircase leading up to the first floor.

Its high-spec contemporary features include a dual-aspect, bespoke kitchen incorporating quartz worktops that leads through to a living room.

There is also a separate study.

Upstairs, two of the four bedrooms have en-suites with top-quality sanitaryware in all bathrooms.

This new build is seeking €1.675 million.

The Old Glebe House is also for sale.

Considered one of the oldest properties in the area, it was built by a vicar of Rathmichael, the Reverend Simon Swayne, in the mid-1600s.

The original two-storey over basement house was extended in the 18th and 19th centuries, with a small conservatory overlooking the garden added by the last owner.

Exceptionally spacious, the detached period property has four bedrooms and four bathrooms and extends to 381 square metres within manicured, mature grounds.

It has a living room, dining room, and kitchen on the ground floor, with three bedrooms on the first floor, one of which is the principal and has an ensuite bathroom and dressing room.

Also on this level is a hardwood conservatory.

There is a fourth bedroom on the second floor, also with a dressing room.

Ber-exempt, it has an asking price of €1.645 million.

Claire Callanan of In The Space has staged the homes for sale.
