Now a quarter of a century old, The Warehouse, a boutique development in an old garment factory off Clanbrassil Street, was and remains a novel idea in the Dublin property market.

The loft-style apartment scheme was the brainchild of developer Michael Roden, working with architect Mary Donoghoe, who brought the 41 units to market in a near shell condition.

The idea was that buyers were able to configure the interior as they wished with the finishes that they’d prefer.

All of the units had good ceiling heights, offered a large footprint and had large, industrial-style windows.

The windows that emulated the shape of the originals of the Crowe Wilson building.

It has led to a very successful set-up.

Many of the residents are owner-occupiers and in situ for long periods of time. It lends the place a real neighbourhood feel.

The landscaping has matured, and the lofty ceiling heights, big windows and sense of space remain key selling points.

In 1999, the Warehouse in Blackpitts was one of the tallest properties in the vicinity. Now it is a firmly established low-density community.

Number 4 is a ground-floor, one-bedroom unit that has a C1 Ber-rating. It is a large apartment, extending to 70 square metres, the size of a decent two-bed.

It opens directly into its large, broken-plan living area.

This is zoned into a spacious sitting area, washed in light by its large window, which replicates the banded manner of the 1950s originals.

It opens out to a south-west facing balcony.

Hidden behind a half wall is the equally spacious eat-in kitchen, which also opens out to the lush, Japanese-inspired entrance courtyard.

Off the main space is a separate utility room that leads through to the bathroom.

The bedroom is luxuriously large.

The apartment comes with a designated parking space and is a 20-minute walk to Grafton Street or St. Stephen’s Green.
